Are more aviation properties coming to market than going under contract?
Answer (from Erik McCormick, Founder of Aviation Real Estate Specialist):This is a question that buyers, sellers, and real estate professionals should be asking when valuing aviation homes and airpark properties. There is no national data set that can accurately answer it for aviation real estate. Many aviation deals happen off‑market and outside MLS‑based systems, and it is nearly impossible to get a complete view of every aviation real estate transaction nationwide, which makes it very hard to create a true baseline.
The reality is that this has to be answered airport by airport and airpark by airpark. The best approach is to talk with someone who has long‑term experience at a specific airport or in a specific aviation community and ask about trends over years: Do they generally see lots of inventory, or is there usually nothing available? Some airports, even in the best of times, tend to have inventory. Others rarely have anything for sale, so seeing more than one, two, or three properties available at once can be extraordinary—and many buyers do not realize how unusual that is.
This is an important question in this type of market. In Arizona, for example, we believe there are currently more aviation properties coming on the market than going under contract, while other regions are seeing very different patterns.
