  • 🌊 Lifestyle: Waterfront strongly desired, ideally lake or river; HOA acceptable; prefers close-to-town convenience with dining and services nearby.

  • 🚙 Recreation: Wants nearby side-by-side or off-road riding, hiking, exploring, boating, fishing, biking, and motorsports.

  • 💰 Budget / timing: $600,000 to $1,500,000; 3–6 months; ready now for the right property.
